FAQ: Working With a Semi Custom Home Builder
No. We offer home and land packages only in master-planned communities that we develop ourselves or acquire from another developer.
We do our best to design our communities such that all plans we are offering in that project fit on all lots. However, we cannot guarantee this due to setbacks and other factors. Our sales team is able to provide details on which plans can fit on each lot in a community.
We allow a number of customizations to make a home feel unique to our buyers. There are a number of interior finish selections from which to choose, such as fixtures, flooring, cabinets, countertops, and appliances – to name a few. Some of our plans have options that may change the layout of a master bathroom or a flex space, for example, and we also offer bonus rooms, sunrooms, or screen porches on many plans. We can attempt to accommodate other changes to layouts. However, they are handled through a different process than our normal option selections, and it is our discretion whether to allow significant changes to a floor plan’s layout upon request. These requests often require fee deposits and are only allowed after a buyer is under contract.
Yes, we try to offer at least 2 or 3 elevation choices for most plans we build. Within those elevations, there are also ways to customize the color palette to make a house feel unique to the buyer. The result is greater flexibility in choosing how the exterior of your house looks and more variety in each of our planned communities.
The selection of colors and finishes is handled directly with our sales agents. Our agents are very knowledgeable about the various options available and can help you see many of the choices side by side to allow you to make decisions that are best suited to your interests and personal preferences.
Our option catalog is constantly changing to include new colors and patterns as design trends change over time and new options become available to us. If you have a specific choice in mind that is not included within our existing selection set, we have a process where customized choices can be researched for availability and compatibility at our discretion. Such changes often require fee deposits and are only allowed after a buyer is under contract.
Depending on the community, we offer a base appliance package with the house, typically consisting of a range, dishwasher, and either a range hood or microwave over the range. We offer upgrades to these packages but do not currently offer additional appliances such as refrigerators or washer/dryer combos. You can also request more customized appliances packages through our non-standard option process once you are under contract and at our discretion.
Our sales agents are happy to assist you with selecting colors and patterns that complement each other based on their years of experience with our selections.
We have a predefined set of floor plans in each community and do not allow a buyer to present their own floor plan for us to build. We do not allow massive overhauls of our existing floor plan layouts or extensive customization that can affect our ability to build the house in an efficient manner that meets local requirements. We only offer our plans on lots that we own as part of a master planned community developed either by us or a reputable developer with whom we have a relationship.
